kode is building tools for Estonian property owners who want more clarity and control when selling their home. We are starting with one of the most difficult parts of the sale: the hidden-defect risk. Our first solution helps sellers understand the property’s condition, know what should be disclosed to the buyer, and document it clearly.

Why kode exists

Property sellers should not have to know it all

Property owners know their homes better than anyone, but selling brings questions most people rarely have to think about: What should I check? What does the buyer need to know? What could cause problems later? Professional help exists, but sellers should also have access to clear, practical guidance that helps them understand the process and make informed decisions themselves.

Starting with hidden defect risk

Hidden defects are one of the areas sellers told us they worry about most. Our first solution guides apartment owners through what to check, helps them understand what may need to be disclosed, and turns that information into a clear document for the sale.

How it started

From a university project to a problem we could not ignore

kode started during our management studies at TalTech, when we were asked to find a real problem worth solving. Our ideas ranged from solving the problem of sour cream always expiring at the most inconvenient moment (still a running joke between us) to something far more serious: the legal and financial risk of hidden defects in property sales. We wanted to understand why this risk was so difficult for property owners to navigate. The topic became personal too: Sarah had experienced defects after buying her apartment and was now considering selling, seeing the same uncertainty from the seller’s side. We spoke with sellers, buyers and professionals, explored the existing options and both dedicated our final projects in our management studies to different parts of the property-selling problem. The more we learned, the more convinced we became that there was a better way to support sellers. What started as a university project became the foundation for kode. We left our jobs and started building it full time.

She focuses on making complex processes simpler and easier for users to understand. At kode, she is responsible for day-to-day operations, works closely with property sellers to understand their needs, and uses those insights to develop practical solutions.
