Current limitation

In a regular browser, your progress is saved only in the current tab. In an installed standalone web app, it remains in that app until workspace access ends. Can I add the kode document to the sales contract at the notary?

You can provide the document to the buyer and the notary before the sale. The notary can use the relevant information when preparing the sales agreement. Depending on the amount and type of information, it may be included directly in the agreement or added as an annex. The notary will advise you on the most appropriate way to document it for your transaction.

Who developed the checklist?

The checklist and its practical checks were developed with input from a construction expert and informed by our research with property sellers and other professionals. The aim is to help ordinary property owners review the apartment systematically without requiring technical knowledge.

The checklist does not replace a professional inspection. If something needs a more detailed technical assessment, the guidance can help you recognise where specialist input may be useful.

How much detail should I add?

You do not need to document every small scratch or everyday imperfection. Focus on information that could reasonably matter to the buyer, such as known defects, recurring problems, significant repairs, uncertainties or other circumstances that could affect the property’s use, condition or future costs.

Describe what you actually know. If you do not know the cause of a problem, say so rather than guessing. Clear and specific information is more useful than simply adding as much text as possible.

The checklist is designed to help you find and understand the information you may need, with guidance on where to look and what to check. If you still do not know the answer, you can leave the point unresolved rather than guess. The more relevant information you can clarify and disclose to the buyer, the clearer the record of what they knew before the sale. If a question may be important, the checklist helps you recognise when it is worth looking into further or asking a relevant specialist.

Will someone from kode come and inspect my apartment?

No. kode is designed as a guided self-review that you complete yourself. It takes you through the apartment, building and relevant systems step by step, explains what to look for and provides simple checks where appropriate.

If you notice something that cannot be confidently assessed without specialist knowledge, the checklist can help highlight where additional professional help may make sense.

Do I still need an inspection, lawyer or broker?

Not automatically. Different professionals solve different problems. A technical specialist can investigate a condition you cannot assess yourself, while legal advice may be useful for significant or complex legal questions. A broker can help manage the wider selling process.

How long does the checklist take to complete?

If you already have the relevant information at hand, completing the checklist typically takes around one hour. The exact time depends on the size of your apartment, how much detail you add and whether you need to carry out checks or gather additional information.

We recommend first going through the checklist to see what information is requested. You can then collect any missing details from documents, the apartment association or other sources before completing the checklist and generating your final report.

Can I save my progress and continue later?

Partly. In a regular browser, your answers and progress survive a refresh in the current tab, but closing that tab ends the draft. In an installed standalone web app, the draft remains in that app until workspace access ends. Photos are not saved and must be added again before finalising the report. Progress does not transfer to another tab, browser, app installation or device.

Can I cancel my purchase or get a refund?

Your cancellation and refund rights depend on whether you have already started using the checklist. Because kode provides access to a digital product immediately after purchase, specific withdrawal rules apply. We explain these clearly before payment and in our Terms of Use.
